That is how long a lease signing usually takes in Korea. The agent reads the numbers aloud, you nod, you stamp, and the deposit leaves your account. Nobody explains the form itself. Nobody mentions that two different forms exist, and that the one in front of you may be the weaker one.
You are not being careless here. You are reading a Korean-language document at the exact moment you have zero leverage. The room is held. The move-in date is booked. Asking questions feels rude.

Why does the landlord care which form you sign?
Korea publishes a free standard lease contract through the Ministry of Land, Infrastructure and Transport. The Housing Lease Protection Act recommends it. No law forces a landlord to use it. The standard form prints disclosures that favor the tenant: prior claims on the building, the landlord’s tax status, who pays for repairs. A custom one-page form can quietly leave all of that blank.
That is the whole story of the standard form. It does not give you new rights. Your rights come from the Housing Lease Protection Act, and they apply whichever paper you sign. What the standard form does is force facts onto the page before money moves.
Think about who benefits from a blank page. A landlord with a clean property loses nothing by using the government form. A landlord with a heavy mortgage, or with unpaid national taxes, has a real reason to prefer a short custom contract that never asks.
The form is maintained by the Ministry of Land, Infrastructure and Transport, and the English-translated statutes behind it sit in the Ministry of Government Legislation database. Licensed agents registered with the Korea Real Estate Board generally keep printed copies in the office.
Here is the part most foreign tenants never hear: you can ask for it. Out loud. In the office.
But you need to know what you are asking for.

The MOLEG standard rental contract template runs several pages. Page one holds the property details, deposit, monthly rent, and term. The later pages carry the confirmation and explanation sheet: registry status, existing mortgages, earlier tenants holding priority, management fee breakdown, repair duties, and the broker’s own license details. Walk through the sections in the order they matter to you.
Term. The form has a blank for the lease period. Write anything you like. Article 4 of the Housing Lease Protection Act still treats a term under two years as 2 years at the tenant’s option. A one-year contract does not shorten your protection. It shortens the landlord’s.
Deposit and rent. Korean leases split into jeonse (a large refundable deposit, no monthly rent) and wolse (a smaller deposit plus monthly rent). The form records both, plus the gyeyakgeum, the down payment you wire on signing. That is customarily around 10% of the deposit, and it is the money you lose if you walk away without cause.
Management fee. The standard form now asks the landlord to itemize gwalli-bi (building management fee). Unitemized fees are how a 500,000 won room becomes a 620,000 won room.
Repairs. There is a box for who fixes what. Boilers, water leaks, air conditioners. Leave it blank and you will argue about it in February.
The disclosure sheet. This is the page landlords skip. It lists mortgages recorded against the property, the total of earlier tenant deposits, and whether the landlord has unpaid national taxes. Since 2023, a tenant can inspect a landlord’s unpaid national tax record at any tax office without the landlord’s consent once the deposit exceeds 10 million won. The National Tax Service handles that request.
All of it assumes you understand the vocabulary. Most people do not.

Six terms carry almost all the risk: jeonse, wolse, hwakjeong-ilja (confirmed date), jeonip-singo (move-in report), deunggibu deungbon (property registry extract), and teugyak-sahang (special clauses). Hwakjeong-ilja is the one to memorize. It is a date stamp placed on your contract by a community center or the online registry portal. That stamp is what puts you in line ahead of later creditors if the building is auctioned. Without it you are an unsecured creditor, which in practice means last.
Jeonip-singo is the residence report. For Korean nationals it is resident registration. For you, alien registration plus your reported place of stay is treated as the equivalent, under Article 88-2 of the Immigration Act. Your ARC (Alien Registration Card) address is doing legal work you probably did not know about. Report address changes within 14 days, through the Korea Immigration Service or your local community center, and check current procedure on HiKorea.
Deunggibu deungbon is the registry extract. It shows the real owner and every mortgage attached to the property. Viewing one online at the Supreme Court Internet Registry Office costs roughly 700 won. Pull it yourself on the day you sign. Not last week. The day you sign.
One more: gaeyak gaengsin yoguwon, the renewal request right. You may demand one renewal of two more years, asked between six months and two months before expiry, with any rent increase capped at 5%.

Count the pages. The government form is multi-page and ends with a confirmation and explanation sheet carrying the agent’s license number and stamp. A custom form is not illegal. Plenty of honest landlords use one they printed in 2014. The problem appears later, when something goes wrong and you need to prove what was promised.
Run these four checks before you stamp anything.
- Does the name on the contract match the owner on the registry extract? If a family member or a building manager signs, ask for written authority (wiim-jang).
- Does the deposit account belong to that same owner? Never wire a deposit to a third party’s account.
- Is there a broker’s stamp with a license number? A licensed broker carries mandatory deposit insurance. A friend-of-a-friend arrangement carries none.
- Does the total of existing mortgages plus earlier tenant deposits stay well below the property’s market value? If it does not, your deposit is sitting behind other people’s money.

If any check fails, you do not need to walk away. You need a clause.
The special clause that does the real work
Teugyak-sahang is the blank section at the bottom of the form where you add terms. Anything written there binds both parties, as long as it does not undercut a tenant’s statutory rights. You move in on April 1 and report your address. Your protection begins April 2. A mortgage recorded on April 1 outranks you.
So write clauses in plain terms, in Korean, with your own English copy kept alongside. Useful ones:
- The landlord shall not create any new mortgage or transfer ownership from the signing date until the day after the tenant’s move-in report and confirmed date are completed.
- The landlord confirms there are no unpaid national or local taxes as of the signing date, and consents to inspection.
- If the tenant’s visa application or extension is refused by immigration, the contract terminates and the deposit is returned within a stated number of days.
- Existing defects listed in the attached photographs are the landlord’s responsibility and are not deducted from the deposit at move-out.
That last one is small, boring, and saves more money than the rest combined. Photograph everything on move-in day. Timestamped.
The visa clause deserves a note. A landlord is not obliged to accept it. Many will, because a vacant unit helps nobody. Ask early, before the down payment, when you still have leverage. The 48 hours after signing decide everything
Three tasks convert a signed contract into legal protection: take possession of the unit, report your address, and get the confirmed date stamp. Do all three on move-in day. The Housing Lease Protection Act grants priority based on those acts, not on the contract date. Tenants who wait a week hand that week to any creditor who files first.
The sequence, in order:
Move in. Physical possession counts. Get the keys, put your belongings inside, stay the night.

Get the confirmed date. Ask for hwakjeong-ilja at the same counter, or apply online through the Supreme Court Internet Registry Office. The fee is small. The protection is not.

Pull the registry one more time. A week after move-in, check whether anything new was recorded against the property. If a mortgage appeared after your special clause forbade it, you have a documented breach and a reason to act early.
One last thing about tone. Asking for the government form, a registry extract, and a tax check is not an insult in Korea. It is routine. Agents handle these requests daily, and a landlord who refuses all three has told you something useful for free.
Set a calendar reminder for 2 months before your lease ends. That single reminder is the difference between leaving on your terms and renewing by accident.
